Module five
Property tax renditions, Texas
The rendition is the fixed asset register seen on January 1, valued on the Comptroller's own schedule. Steda produces the workpaper; filing with the county is yours.

What it does
Assembled from the register
Assets are selected as they stood on January 1 and assigned to a location, so the rendition is built from the register you already close each month rather than re-keyed from it.
The state's own arithmetic
Valued on the Texas Comptroller's published percent-good schedule, which is transcribed from the source document by a tool and carries the date it was read.
The House Bill 9 exemption
Up to $125,000 of business personal property is exempt per location per taxing unit. The advisory tells you when a location falls under the threshold and could certify instead of rendering.
What the register does not carry
Inventory, supplies, and leased-in equipment are recorded as manual lines alongside the assets pulled from the register.
An Excel workpaper
The output is a workbook with the schedules and totals, for your records and for whoever prepares the filing.
What was filed stays filed
Electing to file freezes the rendition into a snapshot, so next January you can see what was rendered last year instead of reconstructing it.
How it works
01
January 1 selects the assets
Assets in service on January 1 are pulled from the register and assigned to a location.
02
Valued on the state's schedule
Cost and age run through the Comptroller's published percent-good table, and the House Bill 9 exemption advisory checks the $125,000 threshold per location.
03
Filed, and the filing freezes
Electing to file freezes the rendition into a snapshot, so it stays exactly as filed. Steda does not file with the county or fill in the official form.
